The Dallas Mavericks are eyeing Valley View Center's 108-acre site at Preston Road and LBJ for a new headquarters, potentially transforming the former mall into a sports complex.

“The location makes perfect sense from a business standpoint,” said commercial real estate analyst Jennifer Martinez of CBRE. “You’re talking about premium real estate in an area that’s already seeing significant redevelopment.”

The 1.2 million-square-foot mall site would provide ample space for practice courts, offices, retail, and potentially a smaller arena for G-League games and community events. Current property owner Mehrdad Moayedi of Centurion American Development has been seeking redevelopment partners since acquiring the site.

For the Mavericks, relocating from their current Addison practice facility would consolidate operations and create new revenue streams. The team’s lease at American Airlines Center downtown runs through 2031, but a North Dallas headquarters could serve multiple functions beyond basketball.

The economics favor both sides. Moayedi purchased the Valley View property for $45 million in 2021, well below its peak value. A major sports tenant would anchor any mixed-use development and attract additional investment to the corridor.

Neighboring Preston Hollow residents have expressed mixed reactions to potential development. Some welcome the economic activity, while others worry about increased traffic on already congested Preston Road.

“We need something that brings jobs and energy to that dead zone,” said one Preston Hollow homeowner who requested anonymity. “But it has to be done right.”

The Mavericks declined to comment on specific locations, stating only that they continue to evaluate options for future facilities. Any deal would likely require city approvals and could take years to complete.
